1. The subscriber needs to read the building introduction, the price table and the terms of payment            　　　 seriously before choosing the one fits into their own situations.

2. The subscriber needs to clarify the operational life of the land on which the building he wants to     　　　　subscribe stands. For the  "South Pearl Garden", the operational life of the land is 70 years.          

3、After you have picked your favourite,  please sign the subscribe's book and then may the deposit  　　　　payment; the subscriber also must show his identity card or valid passport while undergoing  the  　　　　procedures.; the enterprise subscriber must show their business licence or the register certificate.        　　　　For the amount of the deposit please refer to the "South Pearl Garden Payment".You could pay by         　　　　cash or cheque. If by cheque,the payment will be confirmed only on the date of bank account entry     

4、After the subscriber has signed the subscirber's book, he needs to sign the "Shenzhen Real Estate      　　　  Contract of sale" within seven days and make the payment according to　 the the　 payment mode    　　　　chosen by him.   If  the  subscriber  fails  to sign  the  contract  and  make  the   payment by himself 　　　　becuase of the unexpected,   he can entrust a authorized the agent on behalf of him. 

5. If the subscriber fails to sign the  "Shenzhen Real Estate Contract of sale" and made the payment 　　　　within  the stipulated time range， our company will recognize a self-abortion on the buyer‘s part      　　　　and take the initiative to terminate the contract and at the same time no return of the deposit.  

6、Our comapy will aid the owners in their process of acquiring the "land owner's certificate", but all the      　　　　fees collected by the government will be on the account of the owner themselves. The purchaser could 　　　　also choose to entrust our company  to handle all the procedures,     and in this case we will collect an 　　　　appropriate comission. 

7 、The calculation of the construction area of the marketable housing will be based on the area rectified   　　　　 by the govermental  land measurement department. The building number and the household number 　　　　 could not be changed at will after the"Shenzhen Real Estate Contract of sale" is signed. The contract  　　　　 will take effect after both sides affixing their stamps and signing on it. 

8、 Subscrition procedures：

1、 Sign the "Subscriber's Book"and paya deposit of RMB¥ 10000(Non Chinese will pay HK$ 10000)   

2、 Sign the "Shenzhen Real Estate Contract of Sales"  and make the relevant payment according to the  　　　　 payment mode you have chosen. Mortgage service will be offered by the Bank of China. 

3、Our company will assist you in acquiring the owner's certificate after all the payment is cleared.

4 The subscriber should come and go through the join-us procedure within 10 days(from the date the 　　　subscriber receives the "Join-us Notification".
