The First Project of the South Pearl Garden 

The South Pearl Garden is the back garden of the Yantian Port, the representative of the new urban, is the beach garden at the foot of the mountain and sea side with sunshine and fresh air. It occupied 23,000m2 in the First Project and total construction area 49,000m2, in which the living house area was 41113.9m2, store area 3518.32m2. It was consisted by 11 multi layers buildings 436 sets houses, and built on stilts of the first floor. There are different type houses, one bedroom one living room, two bedrooms two living rooms, three bedrooms two living rooms one washroom, three bedrooms two living rooms two washrooms, four bedrooms two living rooms two washrooms, the construction area 44.71m2 in minimum, which it suited the requirement of different families, single, couple, three people, and more people etc.
The utilities of the garden was very completed, which there
 were large kindergarden, store, underground park etc facilities in the area besides hospital, vegetables market, school, department, supermarket, post office, bank etc utilities neighbored.

The sale of the First Project

The Buildings 1-9 of the First Project were sold on Dec. 18th, 1999 on time. There were only 19 set houses, two bedrooms two living rooms one washroom 88.68m2,  three bedrooms two living rooms one washroom 100m2) left, you can move in immediately if you buy it. The average price of the buildings 1-3 facing to the street was 2988 RMB Yuan/m2the average price of the buildings 4-9 in the area was 3188/m2. It will be 8% discount against the once payment, 2% discount against mortgage. 
The Buildings 10, 11
 were begun construction on Dec. 18th, 1999, and finished roof sealing at April 15, 2000. It was planed that it would be completed on August 2000 and sold on Dec. 18th, 2000. The houses included one bedroom two living rooms (53.03m251.16m2),two bedrooms two living rooms(67.91m2), three bedrooms two living rooms (94.82m296.42m2). The price was 3388/m2 in minimum, 12% discount against the once payment, 7% discount against the mortgage, the average price was 3300/m2At present, the sale situation was very good of the Buildings, it had been sold out 76 sets by the end of 15th, June, 2000, sale rate up to 90%. 
It was almost finished to sell and rent the counter in the store, which it had sold out 1503.37m2 in the First Project, the sale rate approximately 50%, the other all rented.

The sale situation of the Second Project of the South Pearl Garden

  It occupied land 32,726m2 of the Second Project, the total layout construction area 49,1000m2 , virescence rate of 35%, which it was consisted by 6 multi layers building and 3 high buildings, the chamber,  tennis ground, swimming pool, store, kindergarden etc facilities was planed.
There are 477 set houses in the Second Project totally, one bedroom two living rooms one washroom, two bedrooms two living rooms, one washroom, three bedrooms two living rooms one washroom, three bedrooms two living rooms two washrooms, four bedrooms two living rooms two washrooms, four  bedrooms three living rooms three washrooms, five bedrooms three living rooms three washrooms (with the room for servant), the square from
53.28——179.63m2 to meet the different requirements. 
The developer put the develop idea of the  "people essential" into the construction of the South Pearl Garden. The famous Yinglijie Engineering Project Planning and Design Consult Company (Hong Kong) was invited to make the area environment design, which it created a "harmonious and gentle" living area beside the Port.
At present, it was only begun construction of the buildings 1-3, and built on stilts of the ground floor. The first floor was the shops and the 2-7 floors for living. There are different type houses, one bedroom two living rooms one washroom, two bedrooms two living rooms one washroom, three bedrooms two living rooms one washroom, three bedrooms two living rooms two washrooms etc, which it suited the requirement of different families.
The chamber,  special bus, tennis ground, pipeline gas, visual interphone etc facilities was planed
 to meet the different requirement.

The sale of the the Second Project

The Building 1-3 of the Second Project began to sell on April 10th, 2000 with prosperous market demand. 35 small shops were sold out in the afternoon of April 15th, the daily dealing amount nearly RMB 20 million and created the record of the estate market in Shenzhen. By now, half of the houses were sold and nearly all the multi rooms sold out. The sale was continued to increase and showed the good value increasing trends and investment prospect.
